Moss and lichen use rhizoids that can lift shingle edges or find microscopic cracks in tile. Once anchored, they disrupt water flow and create damming — water forced backward under the covering instead of into the gutters. Soft-Washing vs. Pressure Washing
High-pressure water is a primary enemy of asphalt shingles and tile sealants. It can strip mineral granules and age a roof by years in an afternoon. The industry standard is soft-washing with eco-friendly biocides and low-pressure delivery. Copper or zinc strips can help inhibit return growth.
