Every structure in the city must withstand a 170 mph wind event under Risk Category II standards. That’s not a theoretical benchmark. It’s the code environment that governs which materials can legally go on your roof, how they must be fastened, and what inspections have to happen before work is signed off. The HVHZ designation affects everything: which products can be installed, how they must be fastened, what the permitting process looks like, and what a qualified inspector needs to verify. Only Miami-Dade and Broward counties carry this designation in Florida. Every other county operates under standard wind-speed provisions. That distinction matters when you’re evaluating advice from a blog written for “South Florida generally” versus someone who works in Broward specifically.
There’s a second layer of vulnerability that gets overlooked in most hurricane prep content: the pre-2002 construction divide. The statewide Florida Building Code took effect on March 1, 2002. Homes built before that date weren’t required to have hurricane straps connecting the roof to the wall framing, HVHZ-grade fastening patterns, or self-adhering secondary water barriers (SBS underlayment) beneath the primary roof covering. Wind uplift at roof edges is the leading mechanical cause of hurricane roof failure in South Florida. As wind accelerates over the roof surface, it creates negative pressure along the perimeter and at the eaves. When edge metal, drip edge, or the first rows of shingles or tiles aren’t fastened to HVHZ standards, that suction peels materials back from the edges inward. What starts as a missing piece of edge metal becomes a cascading failure across the field. Inspecting and reinforcing the perimeter is the single highest-return preparation step for most roofs.
One logistics point that affects your timeline: every roofing repair or replacement in Fort Lauderdale requires a permit, products must carry a Miami-Dade Notice of Acceptance (NOA) or Broward Product Control approval, and permits are submitted through the city’s LauderBuild portal. HVHZ projects also require in-progress inspections before certain steps can be covered. That process takes time. Starting now, before a named storm enters the forecast, is the difference between completing repairs and watching a tarp go on your roof instead.
The Mid-Season Checklist: What to Do Right Now
Once a tropical storm watch or warning is issued, the calculus changes completely. - Document current conditions with dated photos and video. Walk the perimeter, photograph all visible slopes, and record the date. This documentation matters for insurance claims if a storm causes damage.
- Review your hurricane deductible structure. Florida hurricane deductibles are typically calculated as a percentage of the dwelling coverage limit, not a flat dollar amount. It’s a formal evaluation completed by a licensed inspector using the OIR-B1-1802 form, which the Florida Office of Insurance Regulation revised effective April 1, 2026, based on the 2024 Residential Wind-Loss Mitigation Study. Inspections conducted on or after that date must use the updated form, which introduces performance-based options for roof-to-wall attachment classifications and increases documentation requirements across roof coverings, roof-to-wall connections, and opening protection.
The inspection documents hurricane-resistant features: roof shape, deck attachment method, roof-to-wall connection type, secondary water resistance (the self-adhering SBS underlayment beneath the primary covering), and opening protection. Florida insurers are required by statute to credit these features against the windstorm portion of the homeowner’s premium. The discount can be substantial, and it’s not applied automatically. If you’ve replaced your roof, added hurricane straps, or upgraded shingles since your last wind mitigation report was submitted to your carrier, you need a new inspection on the current OIR-B1-1802 form before those improvements affect your premium.
When Repairs Are No Longer the Right Answer
Some roofs aren’t candidates for pre-season patch work. A roof that loses materials in storms that don’t rise to hurricane strength, shows water intrusion in multiple independent locations, or has been repaired repeatedly in the same areas is showing signs of systemic failure. Continued repairs treat symptoms and create a false sense of preparation. A roof replacement completed to current HVHZ standards, with proper fastening and a self-adhering secondary water barrier, is a fundamentally different level of protection than a maintained older roof.
Material choice matters here. Metal roofing, when properly installed and rated for 170-plus mph under HVHZ standards, offers the highest wind-resistance ceiling of any residential roofing material. Concrete and clay tile perform well when the underlayment is sound and tiles are mechanically fastened rather than set in mortar, which degrades over time. Architectural shingles depend almost entirely on fastener pattern and edge metal for their performance under wind loading. Each material has a distinct failure mode, and the right answer depends on what’s currently installed, what condition it’s in, and what your long-term objectives are.
